Can you hold a place before I apply?
Properties are leased on a first-come, first-served basis once all parties have been approved through the application process and a holding deposit is received. To improve your chances of reserving a property, we recommend submitting your application promptly so we can move forward with screening and secure the home for you. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Most homes require first month’s rent and a security deposit; some also require last month’s rent. Exact move-in requirements will be listed on the listing and confirmed during the application process. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, typically 18 years or older. If you have questions about co-applicants or cosigners, contact our office for guidance. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in a good, clean condition, there are no lease violations, and the lease has been fulfilled. Deductions may be made for unpaid rent, unreported maintenance issues, painting, damage, or cleaning. -
Who needs a cosigner?
A cosigning option may be offered when an applicant does not meet income or credit qualifications. All other qualifications must be met by an applicant to qualify for a cosigner. Cosigners must meet our financial criteria to be approved. Once approved through the application process, the cosigner will sign a guarantor agreement to assume responsibility if the tenant defaults. -
You have a property I want to rent. How do I apply?
Applications can be submitted on our website. Each person planning on living in the property needs a completed application, the application fee, and supporting documents such as ID and proof of income. Cosigners will also need to submit an application. The Dixie Group provides clear application instructions and responsive support throughout the process. -
How do I pay rent?
Rent is typically accepted through our online tenant portal, by automatic bank transfer, or by check or money order depending on the property. We encourage online payments for speed and convenience; contact management if you need alternate arrangements. -
I want to get an animal. What should I do?
Animals may be allowed after all steps are followed on your lease. Some properties allow animals with an additional upfront animal fee and monthly animal rent. All dog breeds must be approved. Some properties do not allow animals. We’ll explain the pet policy for your specific home. -
I want to move out, but my roommate wants to stay. What should I do?
If your lease is still active, leases hold all tenants jointly and severally responsible for the full lease term. If one tenant wishes to remain, they must qualify individually or you must find a replacement tenant who is approved by management. We cannot remove a name from the lease document, and only one lease alteration is permitted during the leasing term. However if the leasing period is ending, a new lease will be required, and a new person may be added when approved. Contact us early so we can review options and the approval process. -
My lease expiration is coming, and I want to move out. What should I do?
A true 30-day notice is required on our form to move out. You can request this notice at any time to fill out and sign electronically. The move out date must be on or after the lease expiration date to comply with the lease. -
How do I report a maintenance issue?
Please submit maintenance requests promptly through the tenant portal or by texting or calling our Maintenance Line 931-357-0376. Please report Emergencies by calling the maintenance line and leaving a voicemail if prompted. Please observe our business hours of Monday - Friday 7:30AM-4:30PM if you are contacting the maintenance line for routine maintenance issues. -
Who is responsible for paying for repairs & maintenance requests?
The Dixie Group coordinates routine maintenance and handles repairs related to normal wear or building systems. Tenants are responsible for damage caused by negligence or misuse. -
How quickly will you respond to questions or maintenance needs?
We strive to provide prompt, personalized service to our residents. Response times vary by issue—routine requests are scheduled quickly, and urgent repairs are prioritized. Please make sure to restrain your animal in the event of a maintenance request. Reference your maintenance addendum for more information.
